EICRs or Electrical Installation Condition Reports are documents that contain information about the status of an electrical system of a property. These reports are created after a qualified electrician checks and evaluates an electrical installation. Property owners usually want a satisfactory report which means there are no systemic or dangerous issues in the electrical installation of their building.
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 have made EICRs a requirement for landlords. The rule states that the electrical installations of rented properties should be evaluated at least once every five years. Landlords should also give copies of satisfactory EICRs to their tenants within 28 days.
